Plumbing at 214 Maple Ave
Dispatched to Mike's Plumbing. Cost will book to Schedule E Line 14.
One number for everything: a leak, a question, their rent. No app to download, no portal password to forget.
It tries the easy fix first, the breaker, the reset button, the pilot light, and collects a photo when it's a real job. Emergencies get safety steps instantly, day or night.
Your trusted pro gets a text with the address, the details, and the photo. They reply YES and connect with the tenant directly.
You get the outcome, not the phone calls. The cost books itself to the right property and Schedule E line the moment the vendor texts DONE.
The moments every self-managing landlord knows.
No. That's what auto-dispatch is for. Flag the vendors you trust for routine work, and Porter texts them the job the moment it comes in: the address, the details, and the tenant's photo. They reply YES, tenant and vendor get each other's contact info, and you get a summary instead of a game of phone tag.
Every landlord has paid a service call for a tripped GFCI. Porter's AI asks the diagnostic question an experienced landlord would ask first: is the breaker tripped, is the outlet's reset button popped, is the pilot light out. A real share of requests end right there. No vendor, no invoice, no trip.
Porter expects an answer. If your primary doesn't accept within 30 minutes, your backup gets the job automatically, and if nobody bites, you're told, so a request never dies in someone's unread texts.
Email a receipt in, snap a photo, or let your vendor text their invoice: every expense lands in one place, categorized to its IRS Schedule E line and tied to the right property.
Year-end is one export you hand your tax pro, not a weekend of forensic accounting.
The worst time to find a plumber is when the pipe is already leaking. Porter helps you build your vendor team on day one, so by the time a tenant texts, the response is automatic.
1. Discover
Porter surfaces the top-rated local pros for every trade near your property, plus paths to Thumbtack and Angi when the bench needs depth.
2. Reach out
AI drafts the introduction email for each vendor. You review, send, and start the relationship in minutes instead of a weekend of cold calls.
3. Qualify
Score each vendor on license, insurance, rates, and responsiveness, so you know who earns the primary spot and who's the backup.
4. Automate
Flip on auto-dispatch for the ones you trust. From that moment, routine jobs at that property route themselves.
Why RentPorter exists
I bought my first rental, a duplex 330 miles from where I live, fully intending to hire a property manager.
Then I self-managed for a while and learned something the industry doesn't advertise: most of the job is easier than you'd think. What wore me down wasn't the work. It was the 9pm text about an outlet that just needed its reset button pressed, and scrambling to find a plumber I'd never met for a building I couldn't drive to.
When my tenants moved out, I finally broke and hired the property manager. They were slow. They charged an unreasonable amount to refresh the units, rented them out below market, and still took 10% of every month's rent. Expensive, but bad.
So I built RentPorter. It won't make owning rentals painless, nothing will. But it takes the easy stuff off your plate and keeps your books straight while it does it, built for self-managing landlords who want a tight operation and happy tenants.
We chose to be landlords. RentPorter takes the edge off.

Traditional property managers charge 8-12% of monthly rent. RentPorter handles the most time-consuming part — maintenance triage — for a fraction of the cost.
