These are the terms and conditions of the RentPorter SMS messaging program, operated by Winsome Ventures LLC. Message frequency varies. Message and data rates may apply. Reply STOP to opt out or HELP for help at any time. Support: winsome.ventures.re@gmail.com.
What is RentPorter?
RentPorter is an AI-powered SMS triage system for property maintenance. Landlords sign up and assign a dedicated phone number to their properties. Tenants text that number to report maintenance issues, and the AI assistant triages, categorizes, and escalates requests on behalf of the landlord.
How SMS Opt-In Works
RentPorter never sends marketing texts. Consumers consent to receive SMS in one of two ways, depending on who they are:
1. Landlords — Web Form Opt-In (express written consent)
Landlords are our account holders. During signup at rentporter.com/landlord/signup, each landlord may actively check an un-checked, optional consent box. The box is not required to create an account or to use RentPorter. The exact box, shown live on that page, reads:
The box is unchecked by default and it is optional. Checking it is never a condition of creating an account or of using any part of RentPorter: a landlord who leaves it unchecked gets a full account, a Porter number, and every feature, and simply receives no SMS notifications from us. Only a landlord who actively checks it receives landlord notification texts, and the date and time of that opt-in is stored on the account. Consent can be withdrawn at any time by replying STOP or by unchecking the same box in portal Settings, and it can be given later the same way. This is the express written opt-in workflow submitted for toll-free verification.
2. Tenants — Consumer-Initiated Opt-In
Tenants are never cold-texted. A tenant opts in by voluntarily sending the first text message to the RentPorter number their landlord has given them as the maintenance contact. By initiating that conversation, the tenant consents to receive AI-assisted replies about their own maintenance request. The number is shared with tenants by their landlord (e.g., in the lease, a posted notice, or move-in materials), and landlords are contractually required (see our Terms of Service) to disclose this AI/SMS process to tenants.
A tenant can also opt in by texting START to their RentPorter number, for example the RentPorter line at +1-844-245-7250. There is no short code. A tenant’s mobile number is never messaged unless that tenant has texted the number first. A landlord may store a tenant’s number in the portal for their own records, but storing it never sends anything.
The first message a tenant receives back always carries the full program disclosure:
3. Contractors — Landlord-Supplied Business Contacts
Contractors are the tradespeople a landlord already works with. A landlord enters their contractor’s business number in the portal for the express purpose of receiving job offers, and confirms at that moment that the contractor has agreed to receive job texts at that number. We text a contractor only a job offer and its follow-up. We never send them marketing.
Every job text identifies RentPorter and ends with opt-out instructions:
Types of Messages Sent
RentPorter sends the following types of SMS messages:
- ● Maintenance triage responses — Follow-up questions to gather details about a reported issue (category, urgency, photos)
- ● Status updates — Confirmations that a maintenance request has been received and forwarded to the landlord
- ● Landlord notifications — Summaries of new maintenance requests sent to the property owner
- ● Contractor job offers — A job request, and its follow-up, sent to a contractor whose number the landlord supplied

Message Frequency
Message frequency varies based on maintenance activity. Tenants typically receive 2–5 messages per maintenance request. Landlords receive a notification for each new request. Contractors receive messages only for jobs they are offered. No marketing or promotional messages are sent.
